According to the introduction of Nanjing Construction Committee, the guidelines creatively put forward the concept and calculation method of prefabricated component standardization rate, measure the standardization degree of prefabricated component design of prefabricated residential buildings, promote the scheme design stage to optimize the Bay and depth of functional space as much as possible, form standardized basic functional units, realize the standardized design of prefabricated houses, meet the design requirements of diversified house types, and reduce the number of on-site hoisting, Improve construction efficiency.

In the process of preliminary research, after analyzing the specifications and sizes of basic functional units such as living room, bedroom, kitchen and toilet of more than 50 prefabricated residential construction projects in Nanjing, it clearly puts forward the principle of setting standardized specifications and sizes of components with the Bay size and floor height of basic functional units as parameters, weakening the concepts of plane standardization and facade standardization.

The guidelines are based on three types of precast components: precast composite concrete floor slab, precast stair slab and precast shear wall panel, control the overall dimensions and reinforcement specifications of components, and form a standard precast component library.

Taking the prefabricated composite floor slab as an example, according to the statistics of the types of prefabricated components of common house type combinations, the general standardized floor slab types determined in the guidelines account for about 70% of the total types of components.

It is estimated that the standard precast composite floor slab can effectively save about 7% of the amount of reinforcement without reducing the amount of concrete prefabrication, improve the utilization rate of molds in the production process and effectively reduce the production cost.

In recent years, with the emergence of high assembly rate demonstration projects such as nanwai school project of Nanjing Southern New Town and Jiangbei library, prefabricated architecture has become the main trend of the transformation and development of the construction industry.
