Building assembly is different from the traditional cast-in-situ construction, and the structure is quite different.

Therefore, the following matters should be paid attention to in the design, procurement, construction and acceptance stages of precast buildings.

1、 Design stage (1) modular coordination standards shall be followed for precast buildings, and standardized design shall be carried out according to the principle of less specifications and more combinations to realize serialization and diversification.

(2) The precast building design shall reasonably set the precast split parts, consider the integrity and construction convenience, and include the plane split drawing and component drawing in the precast special drawing, which is mainly to create conditions for industrialized production and assembly construction.

In the design stage, it shall form a whole with various professional drawings (Architectural Drawing, structural drawing, electrical drawing, water supply and drainage drawing, decoration drawing, etc.).

(3) According to the requirements of planning conditions, determine the proportion of precast area of the development plot and the assembly rate of single building, and then determine the types of precast components (including precast balcony, precast laminated plate, precast column beam, precast staircase, precast air conditioning board, etc.).

(4) The selection and layout of on-site tower crane shall be designed in advance according to the weight of precast components.

It is necessary to ensure that the end of the tower crane can lift the heaviest precast components (generally, the most reconstructed component is precast stairs, with a weight of about 2.1 ~ 4T).

(5) It is suggested to include the precast design in the feasibility study stage of the project.

If the precast detailed design is involved too late, it will lead to additional detailed design costs and drawing review costs; There are too many types of components to be produced in a standardized manner; Assembly costing cannot be performed in advance.

(6) The embedded contents shall include electrical, water supply and drainage, construction (setting out hole and pump pipe hole), decoration (stair handrail), etc.

2、 Procurement stage (1) precast components are part of the structure.

Generally, the general contractor of construction and the manufacturer of precast components shall sign the procurement contract, and Party A (the construction unit) may also sign the procurement contract with the manufacturer of precast components.

(2) The procurement of precast components shall adopt the principle of proximity.

Generally, the distribution range of component factory is within 250km.

According to experience, beyond the scope of distribution, 1 / 3 of precast components will crack during long-time and long-distance transportation.
